Before buying property in Mallorca, most expats rent first. This makes sense: you get to know the island and discover where you truly want to live.

Where to look

  • Online portals: Idealista, Fotocasa, Habitaclia are the main Spanish property portals
  • Our classifieds: Check our classifieds for private rental offers
  • Facebook groups: Several active groups for expats in Mallorca
  • Local agents: Often the best route for long-term rentals

Rental prices in Mallorca (2026)

  • Palma centre: 1,200-2,500 euros/month for 2-3 bedrooms
  • Palma outskirts: 900-1,800 euros/month
  • Coastal towns: 1,000-2,000 euros/month

What you need for a rental contract

  • NIE number
  • Employment contract or proof of income
  • Deposit: Usually 1-2 months rent
  • Agent fees: If through an agent, usually 1 month + VAT

Your rights as a tenant

Spanish rental law protects long-term tenants:

  • Minimum term: 5 years (private landlord) or 7 years (company)
  • Rent increases: Capped at inflation index (IPC)
  • Tenant notice: 30 days, after minimum 6 months

Common pitfalls

  • No receipt, no contract: Always insist on a written contract
  • Tourist rental as long-term: Check the property is legally allowed for long-term rental
  • Utilities: Clarify what is included upfront
